Full replacement of a 3,200 sq ft flat roof on a commercial retail building on East Main Street using a TPO membrane system.
The Challenge
The existing modified bitumen roof was over 18 years old with chronic ponding water issues, multiple patched areas, and active leaks that were damaging inventory in the retail space below.
Our Solution
We removed the old membrane down to the deck, corrected the low spots with tapered insulation to ensure proper drainage, and installed a 60-mil white TPO membrane with fully welded seams. New scuppers and overflow drains were added to handle heavy rainfall.
The Result
The building owner reported zero leaks through the following spring thaw. The white TPO membrane also reduced cooling costs during summer by reflecting sunlight, and the new drainage eliminated all ponding water.
